Hi, I’m Alvaro Perez, the lead designer and founder of AP Drafting & Design.

Based right here in Orcutt, I’ve spent years helping homeowners throughout the Central Coast turn their "napkin sketches" into professional, permit-ready construction documents. Whether you are planning a modern custom home, a sleek ADU (Accessory Dwelling Unit), or a much-needed kitchen addition, my goal is to bridge the gap between your vision and the local building department.

Why Work With a Local Designer?

Designing a home in Santa Barbara and San Luis Obispo Counties requires more than just a good eye—it requires an understanding of California Building Codes and local zoning ordinances. When you work with AP Drafting & Design, you aren’t just getting a set of drawings; you’re getting a partner who understands the local landscape:

  • Custom Tailored Designs: We incorporate your specific ideas with our professional style to create a space that functions perfectly for your lifestyle.

  • Permit-Ready Plans: We provide full-service drafting, from initial site measurements to submitting plans for approval.

  • Construction Support: We don't just hand over a file and disappear. We work with you and your contractor during the build to ensure the materials and design comply with all safety codes.

At AP Drafting & Design, we believe that starting your dream project should be an exciting journey, not a stressful one. Let’s work together to make your next project a reality on the Central Coast.

Our Process

  1. Every project starts with a consultation)-We begin where the project lives. I visit your property to analyze site conditions, verify local setbacks, and ensure your goals align with the local codes and regulations

  2. Digital 3D design (concept)-Don't just imagine your space—experience it. I build a detailed 3D model and high-resolution renders so you can walk through your design before construction begins.

  3. construction documents) -I handle the technical "heavy lifting." This includes full architectural drafting, coordinating with structural engineers, and other consultants to submitting your plans to the Building Department.

  4. Project submittal and permit)- I handle the heavy lifting with city and county departments, “plan check” any city corrections to get your project approved.

  5. Approved construction set)-You receive a complete, stamped set of construction documents with a permit ready for your contractor to break ground.

  6. Construction phase support)- I remain your advocate during the build, answering contractor questions and providing site visits, while working together on the design of your project.

  7. Final Project Closeout)-I assist with the final documentation and coordination needed for the City’s Final Inspection. We don’t stop until you have your "Certificate of Occupancy" and your project is officially complete.

  8. and ready to enjoy your new space.
